OPERATING REGULATIONS IN DUE VILLAS APARTMENTS

from here now referred to as the “Operating Regulations

 

I. Basic provisions

Accommodation is provided in individual apartments in DUE VILLAS (from here now referred to as “Villa”).

 

DUE VILLAS offers 3 apartments which are rented separately:
Apartment No. 1/ OLIVA on the first floor is for 4 persons (a person is defined as any person, including children over 3 years of age, who need a separate bed). It consists of 2 bedrooms, a living room with a kitchen and dining room, a bathroom with a toilet, a separate toilet, and a terrace with outdoor seating. The apartment comes with an outdoor barbecue, solar shower, swings in the garden, sports equipment, sauna, jacuzzi, and swimming pool.
Apartment No. 2/ LAVANDA on the first floor is for 6 persons (a person is considered to be any person including children over 3 years old who need a separate bed). It consists of 3 bedrooms, a living room with a kitchen and dining room, a bathroom with a toilet, a separate toilet, and a terrace with outdoor seating. The apartment comes with an outdoor barbecue, solar shower, swings in the garden, sports equipment, sauna, jacuzzi, and swimming pool.
Apartment No. 3/ ROSEMARY on the ground floor is for 6 persons (a person is considered to be any person including children over 3 years old who need a separate bed). It consists of 3 bedrooms, living room, kitchen with dining room, 3 bathrooms with toilet, separate toilet. The apartment has a terrace with seating, a dining table, an outdoor kitchen with a barbecue, sports equipment, a solar shower, a swimming pool, a jacuzzi, sauna.

(from here now referred to as “Apartments” or individually “Apartment”).

 

The operator of the Accommodation in Apartments is IMMO MARE, d.o.o., registered office: Ulica Matije Gupca 29, Zadar, 23000 Republic of Croatia, ID No. (MBS): 080611837, VAT No. (OIB): 36952420888, Tax ID No. (VAT No.): HR36952420888

II. Text of the Operating Regulations

1) Conditions of operation, principles of safety, and health protection of accommodated clients:

 

Equipment of the Villa, Apartments, and treatment of the facility during accommodation by the clients:
The client is liable for damages caused to the equipment or inventory of the Apartment and the Villa according to the relevant applicable legislation and the General Terms and Conditions of the operator. In case of damage or destruction of property, or equipment of any of the Apartments or Villas and its surroundings, the Operator is entitled to compensation for damages in the acquisition value of the destroyed inventory.

 

In the event of damage caused by the client to the property, equipment of any of the Apartments or the Villa and its surroundings, the client is obliged to pay compensation for the damage incurred no later than on the day of termination of the stay at the settlement of the deposit for this purpose deposited by the client by the General Terms and Conditions, or based on an invoice. If the client refuses to pay the damage incurred, the accommodation facility is entitled to charge the client a contractual penalty of 0.1% per day of the amount due for each day of delay. Payment of the contractual penalty shall be without prejudice to the operator’s right to compensation for the damage caused.

 

The Client is obliged to maintain order and cleanliness during the stay, both in the Apartment, the Villa, and in the common areas of the Villa and its surroundings. The Client is responsible for his/her personal belongings during the period of stay in the Apartment.

 

The Client shall check the condition and functionality of the rooms of the Apartment and/or the Villa in his/her interest and shall immediately report any malfunctions to the responsible person of the Operator. The furnishings and equipment of each Apartment are listed as an attachment to the Handover Protocol, which is signed by the Client upon check-in to the rented Apartment.

 

The Client may not move the equipment, make any modifications, or interfere with the electrical network or other installations without the Operator’s consent.

 

When leaving the Apartment, the Client is obliged to check whether the water is running and turn off the electric lights and other appliances (TV, washing machine, etc.), close the windows and lock the front door, hand over the key together with the remote control for the electric gate or others to a competent person.

 

 

The exterior of the apartments consists of:
Outdoor grill, solar shower, beach chairs, children’s swings, sauna, parking, garden, swimming pool, jacuzzi, sports equipment, pool accessories, etc.

 

The client is responsible for the possible loss of the keys that were given to him from the Apartment and the Villa, as well as the remote control from the entrance gate, or other. Compensation for the loss of keys or remote control and others is 100 EUR/each.

 

The use of your electrical appliances is prohibited, except for appliances used for personal hygiene (shavers, hair dryers, etc.).

 

The client is obliged to maintain order and cleanliness both in the Apartment and in the common areas of the Villa and its surroundings. Within the so-called According to the “ecological principle”, the client is obliged to take care of the reasonable use of drinking water and not its excessive waste, to separate waste (min. plastic and paper), to save electricity, and to take care to maintain the proper operation of the Bio purifier, so that it does not become clogged and thus become inoperable. In particular, do not throw any inappropriate objects, such as wet towels, cotton wool, pads, etc. into toilets, as there is a risk of clogging and malfunctioning. For cleaning and washing, use exclusively ecological preparations and not chemical ones, to avoid the death of bacteria and thus damage to the system of the bio cleaner.

 

In the apartments/Villa, there are insect nets on the windows and doors, which the client is obliged to use to prevent unwanted insects or animals from entering the Apartment, or common areas of the Villa in their interest.

 

Individual accommodation in the Apartments is not permitted for persons under the age of 18.

 

The client can receive visitors to the Apartments only with the consent of the operator. In this case, the client is charged an accommodation fee in the amount of 50% of the list price of accommodation for visitors.

 

At the end of the stay, the client is obliged to throw out the garbage, wash the kitchen utensils – run the dishwasher, put away the sports equipment in the designated place and properly lock the Apartment.

 

Using wifi

The apartments have wifi connection: network: DUEVILLAS and password: duevillas2020.

 

Smoking in the Accommodation

Indoor smoking is strictly prohibited in the rooms and balconies of the Apartments and their common areas. It is strictly forbidden to use any narcotic and psychotropic substances in the Apartments. If the client violates the ban on smoking, the use of narcotic or psychotropic substances in the Apartment, the operator has the right to increase the agreed price of accommodation by the amount of EUR 200/day in which he violated the ban on smoking or the use of narcotic or psychotropic substances. The operator is obliged to inform the client about such an increase in the accommodation price at the latest at the end of the accommodation.

 

Night quiet in the Accommodation from 10 p.m.

 

In the Apartments and common areas of the Villa, the client must not behave noisily, have fun, listen loudly to radio or television programs, or otherwise disturb other guests and neighbors. Between 10:00 p.m. and 6:00 a.m., the client is obliged to observe nighttime silence.

 

No pets

Pets are not allowed in the client’s Apartments.

 

Use of sauna, hot tub, and swimming pool

Entrance to the pool is from 08.00 a.m. during its operation. until 8 p.m. allowed:

 

  • children under 12 must be accompanied by a person over 18
  • proper use of pool controls, covers, and filtration
  • adaptation of walking around the pool
  • in the case of a wet or slippery surface, the operator is not responsible for any possible injury to the client

 

The following are prohibited in the pool and hot tub:

  • use glass objects (glasses, etc.)
  • consume alcoholic beverages or other narcotic and psychotropic substances
  • consume food
  • use at night after 10 p.m.
  • jump into the pool and hot tub, sit on the edge of the hot tub
  • diving with each other, throwing other people into the water, running around, shouting, and in any way disturbing or threatening other visitors to the pool, hot tub
  • to enter the pool and hot tub to persons suffering from infectious diseases, skin diseases, and persons under the influence of alcohol or other narcotic or psychotropic substances
  • pollute the water, swimming pool, and hot tub, or their surroundings
  • smoking around the pool and hot tub
  • run around the pool and hot tub as there is a risk of slipping and injury

 

Every visitor is required to take a shower before entering the pool, hot tub, and sauna. It is forbidden to enter the Apartment and the common areas of the Villa wet (running water from bathing suits, etc.) and to have feet from the sand – the client is obliged to shower thoroughly after arriving from the beach.

 

Pool maintenance is carried out regularly every year before and after the season, or as needed. The pool also has automatic chemical dosing and regular cleaning by a service company and a robot designed for this, 1-2 times a week.

 

Sauna

Sauna is intended primarily for healthy people. Sauna use is not recommended for people suffering from vascular and heart diseases, inflammatory diseases of internal organs, and diseases of the respiratory system. Entry into the sauna is also not recommended for persons suffering from psychoses or claustrophobia.

 

Access to the sauna is also not allowed for persons suffering from symptoms of an acute illness, especially inflammation of the respiratory tract, with elevated temperatures, cough, runny nose, diarrhea, headaches, malaise, skin rashes, open purulent or bloody wounds, etc. Saunas are not allowed for persons who suffer from communicable diseases and are also carriers of bacilli, as well as persons who have had a communicable disease in the immediate vicinity.

 

The use of the sauna is also not intended for people (including children) with limited physical, sensory, or mental abilities unless they are under the supervision of an authorized person or have been given instructions on how to use the equipment correctly. Children should be supervised at all times, which ensures that they are not only supervised but also that they do not play with the device and do not cause damage to property.

 

For the sauna, the accommodated client uses a clean towel and sheet, which he has prepared in the sauna. Before entering the pool, as well as the sauna, every visitor is obliged to wash with soap and take a shower. For hygienic reasons, the client enters the sauna naked.

 

The accommodated client takes note of the use of the solar shower, which can reach a high level of water temperature on summer days. The client is therefore obliged to take extra care when using it, as there is a risk of burns due to incorrect and careless handling. The operator is not responsible for burns caused by hot water.

 

The operator is not responsible to any extent for injuries and injuries caused by the client and persons staying with him due to their carelessness or failure to follow instructions.

 

Use of common areas of the Apartments

The apartments in the Villa are provided to the client for accommodation and services connected with the accommodation, and the client is obliged to use the common areas of the accommodation facility properly, honestly, and in good manners.

 

The client is obliged to pay attention to safety and caution when using the stairs in the Villa, especially when staying with small children.

 

The client has the right to use all facilities of the rented Apartment, as well as the common areas of the Villa, except those whose use, according to these Operating Regulations, is intended only for reserved Apartments. The client is responsible for all damages caused to the equipment’s property according to applicable regulations.

 

The villa is equipped with emergency lights on the staircase. The lights have internationally defined info-graphics with a marked direction of escape.

 

Manipulation with fire in the fireplace, in the grill, in the gazebo

All Apartments and common areas of the Villa are equipped with prescribed fire extinguishers. Locations of fire extinguishers are properly marked. Fire extinguishers are regularly checked and technically tested by their authorized technician, at least once a year.

 

Smoking is strictly prohibited in all Apartments and common areas of the Villa!

 

During their stay, clients of Apartment No. 3/ ROSEMARY use the Big Green EGG charcoal grill. Clients of Apartment no. 1/ OLIVA and no. 2/ LAVANDA can use the wood or coal grill located in the garden in front of the entrance to apartments no. 1 and 2. When handling fire, the client and all persons staying with him in the Apartments and Villa are obliged to observe safety and be careful to prevent unwanted fires.

 

Air conditioning – do not use when doors, and windows are open, turn off when not in use

The client is obliged to turn off the air conditioning before leaving the apartment. Clients are obliged to turn off the air conditioning when the windows and doors of the Apartment are open at the same time (we cool the space of the Apartments, not the outside space).

 

We ask you to use the air conditioner responsibly to prevent overconsumption of electricity and thereby save the environment. After turning on the air conditioner, make sure all windows and doors are closed. It is recommended that the temperature on the air conditioning unit be set to max. 7 degrees below the outside temperature to achieve the most efficient operation.

 

Children’s elements

Children’s swings are intended for children from 3 to 15 years old, exclusively at the discretion and responsibility of parents and other legal representatives. Children under the age of 15 must be accompanied by a responsible person over the age of 18.

 

A cot or chair is also available in the Apartments on request.

 

Sports equipment

In the case of renting sports equipment for a fee, the client is obliged to observe the basic principles of preventive responsibility when using it, to protect it from damage, improper handling, loss, or theft. The operator is not responsible for improper use or theft, and the client is obliged to compensate the operator in full for the damage to the sports equipment caused in this way.

 

At the same time, the client is obliged to always put away the sports equipment in the designated place after use.

 

In case of damage, loss, or theft of sports equipment, the client is obliged to notify the operator immediately.

 

Parking

The accommodated clients are allowed outdoor parking behind the gate.

 

The operator is not responsible for theft or damage to motor vehicles and/or their accessories and things stored in them. The operator is not obliged to provide guarded parking.

 

2) The method of storage and handling of bed linen and the frequency of its replacement

The apartments are equipped with a sufficient amount of clean (washed, ironed) linen, commensurate with the bed capacity of the facility. Clean laundry is stored separately from used laundry. Towels and bed linen are included in the provision of accommodation in the Apartments. The operator ensures the change of bed linen and towels before each change of the accommodated client / as needed.

 

3) Method and frequency of routine cleaning and general cleaning of the Villa

Cleaning in the Villa and the Apartments is carried out as needed, especially as a seasonal cleaning of min. 2 times a year; always upon change of accommodated clients and in case of individual request of the client upon request according to the price list.

 

Only eco products are used to clean the interior and exterior of the Villa. It is forbidden to throw wet wipes and used hygiene items into the toilets and thus into the Bio cleaner. Throw these objects exclusively into the container intended for this purpose. Throwing it directly into the toilet and/or the Bio purifier can cause it to clog and cause the system to malfunction.

 

Cleaning consists of changing bed linen, vacuuming beds, dusting furniture, vacuuming and mopping floors, washing refrigerators, and hygienic cleaning of bathrooms and toilets. Personal hygiene facilities also provide wet cleaning of toilets, sinks, shower stalls, and floors. Bed linen and towels are always changed when the client changes accommodation.

 

4) Disinfection and derivatization procedure and its frequency

Disinfection and extermination are carried out in the Villa and its Apartments as needed. Only biocidal preparations are used for disinfection. The principle of alternating disinfectant preparations with different active ingredients is respected to prevent the development of resistance of microorganisms against the effective ingredients of the preparation. During the handling of disinfectants, the areas in which they are handled are intensively ventilated. Basic principles of safety and health protection at work are observed in the Apartments: (use of personal protective equipment by persons performing sanitation).

 

5) Spôsob odstraňovania tuhého odpadu, frekvenciu vyprázdňovania odpadových nádob, ich čistenia a dezinfekcie

Klient je povinný odpad dávať výlučne do vyhradených nádob.

 

Vila je vybavená odpadkovým košom, z ktorého je klient povinný počas svojho pobytu vynášať domový odpad do kontajnerov umiestnených pred Vilou.

 

Odpad sa separuje (papier, plast). Odvoz odpadu zabezpečuje Čistoća d.o.o. ZADAR. V čase hlavnej letnej sezónny (15.6. až 15.9.) 2x týždenne a mimo sezónny 1x týždenne.

Zmeny sú vyhradené dodávateľom.

 

III.           Effectiveness of the Operating Regulations

These Operating Regulations shall enter into force on 01.03.2022, shall be published on the Operator’s website www.duevillas.com, and sent to the Client by email.
